Since the initial Master Plan approval in 2011, we’ve been steadily moving toward a vision for Homewood that balances growth with sustainability. In 2024, we submitted updates to enhance our community-centered design, offering improved skier access, modernized amenities, and expanded environmental initiatives.
What Was Approved?
The Homewood Master Plan was approved in 2011 and revised slightly in 2014. This plan included significant investment in ski infrastructure, including improved beginner terrain, snow-making capabilities, and skier service facilities. These investments will be fueled by the sale of onsite residential units and boutique hotel units. The original Master Plan centered on creating public amenities and a new Homewood village gathering space that enhance the local community.

What's New?
We have proposed refinements to the site plan to better position the gondola base terminal and reduce building massing and residential density, opening views to the mountain. Gondola installation will begin as early as 2025 upon approval from the TRPA and Placer County. In addition to clearly defined public access and amenities, the updated master plan includes the implementation of a deed restriction guaranteeing open space and strictly allowing recreational-use building projects above the north base development up the mountain.
Why has it taken so long?
The economic reality of operating a ski resort has been tough, and Homewood has certainly felt the pinch over the past decade. Since 2011, we have worked diligently to create a partnership that achieves economic viability within the financial reality of the ski industry. Our partners JMA Ventures, Discovery Land Company, and Mohari each bring essential elements needed to maintain Homewood as a public ski resort while integrating new residential real estate to help fund the project and upgrade aging infrastructure.
Our partnership combines significant capital investment, a strong customer base, and a shared vision to seamlessly integrates new homes into the West Shore community. Simply said, our residential real estate development, coupled with season passes, daily lift tickets and an assortment of other ski products will fund the public amenities, ensuring Homewood’s long-term success.

A Commitment to Protecting Lake Tahoe
Homewood Mountain Resort places environmental stewardship at the core of our vision. With forest management, water conservation, and wildlife preservation initiatives, we aim to protect the land for future generations. Homewood began this work in 2011 with a $1 million investment in environmental stewardship work. That’s just the beginning.
Wildfire Prevention
During the summer of 2024, we began work on our forest fuels reduction plan starting with the treatment of approximately 50 acres of land for wildfire prevention. This ongoing work is critical to the health of our local forests and protecting west shore communities from wildfire. Additionally, we are committed to working with the North Tahoe Fire Protection District to upgrade the Homewood Fire Station and expand its firefighting resource capabilities.
Water Quality
Homewood’s Master Plan implementation will result in nearly 69 Tons/year of sediment reduction, combining watershed management efforts across three on-mountain watersheds. Homewood has and will continue to exceed expectations in road restoration, watershed protection, increased on-mountain land preservation, and land coverage retirement.
South Base Creek Restoration
The Homewood Creek riparian habitat will see significant regeneration through extensive restoration projects.

Homewood Shuttle Service
A new neighborhood shuttle service offering seven-day-a-week service between Tahoe City and Homewood, plus seasonal on-demand shuttle service from Granlibakken to Rubicon Bay will provide convenient alternatives to private vehicles.

Available on-site lodging for convenient, early access to the slopes. Parking is available for lodging guests in addition to day-use parking.

Homewood is committed to working with other public and private organizations in the region to create new solutions to improve transportation on the West Shore.
Bike & Pedestrian Friendly
Homewood plans to improve bike and pedestrian travel along the West Shore by working to extend the West Shore Trail from Fawn Street to Silver Street and offering a free bike share program.
